The Situation:
The development design originally consisted of one 165,000-square-foot building and two retail pad sites.

Upon review of the site plan, Atlantic Realty determined that changes should be made to create a more feasible financial option. The company proposed that the property be developed in two phases to meet office space demand with a hotel in exchange for the two pad sites and two 85,000-square-foot office buildings instead of the single building. This plan helped reduce financial risk while increasing returns. Attune managed the construction of the project and ensured that it was completed on time and within budget.
The Results:
After County Planning Board approval of the new site plan, an extended-stay hotel bought the hotel pad and 70,000 square feet of the first office building was pre-leased. Construction began in 2003, which generated excitement and quicker leasing for Phase II.

Silver Spring, MD
The Situation:
Built in 1970, this 14-story, 245,000-square-foot building sat vacant for ten years in the blighted Silver Spring central business district before being purchased in 2000. The property had outdated mechanical systems, a structurally unsound parking garage, and a concrete façade, yet it stood in the heart of the efforts to revitalize downtown Silver Spring.

Attune oversaw this $32 million project that included the replacement of the mechanical, electrical, and HVAC systems and the renovation of the 1,200-space parking garage and all common areas. A new landscaped plaza was built to provide a pedestrian link to the Silver Spring Holiday Inn. All of the windows were replaced and the concrete façade was removed and a glass curtain was installed in its place, resulting in a 90% increase in the window perimeter.
The Result:
The building has been completely transformed into a Class "A" property and is now a centerpiece of Silver Spring's renaissance. The property was awarded Best Rehab/Renovation from the Washington Business Journal and also named the Renovation Project of the Year by the Greater Washington Commercial Association of Realtors® (GWCAR).
