Berkley County Judicial Center
Martinsburg, WV
The Situation:
Originally a retail outlet center, this 200,000-square-foot building was purchased by the county to house county offices and a judicial center.

Cori managed the building’s demolition for re-use and re-purpose in this historic site.
The Result:
The project was completed three weeks ahead of schedule while still remaining within the budget.
Stanford Trading Center
Frederick, MD
The Situation:
Stanford Trading Center II is an office/warehouse project on 6.5 acres in Stanford Business Park. Featuring two buildings totaling 68,600 square feet of office/warehouse space, individual tenant spaces range in size from 5,600 to 34,300 square feet.

Cori managed the construction of a 75,000-square-foot, $1.8 million tilt-wall warehouse space.
The Result:
The project was completed on time and within the budget.
Additional Projects
As a manager of development services, Corinne Cheairs was a key player in planning the transfer of Fort Ritchie, a 591-acre former U.S. Army base in Washington County, MD, from Army property into public mixed-use space.
Beginning with a lengthy and complicated environmental investigation, Cori was at the center of this extremely intricate and delicate transfer process. Her efforts required a considerable amount of time, expertise, and diplomacy to ensure that the project was on schedule, in compliance, and within the specified budget. What follows is an overview of Cori’s accomplishment:
Master plan and residential use
With an original mix of office space, support buildings, residential units, and recreational and woodland areas, the master plan included 67 acres of historic area, 24 acres of lakes, 20 acres of community use, 79 acres of business development, 135 acres of residential development, and 257 acres of woodland area.
Capacity: Determined the results of the traffic study and managed the density for the proposed 1.6 million square feet of office space for the campus master plan. Coordinated with several residential developers to determine the best use of the residential parcels located on campus.
Insurance
Capacity: Assisted in insurance issue resolution to obtain insurance for the developer for the entire site. This included complications such as large bodies of water, residential development, forest preserve areas, historic, community, general and restricted business areas, unexploded ordinance areas and environmental clean up sites.
Infrastructure
Capacity: Coordinated and designed road improvements as designated by the traffic study, internal road realignment and design, new telephone system, relocate propane tanks and develop natural gas plan, sanitary sewer redesign, water distribution redesign, storm drainage design, lake repair and clean up, power distribution system, cable, and fiber systems, as well as determined as-built conditions for current infrastructure

Finger Buildings and Museum
Capacity: Developed schematic design for historic master plan and numerous individual building designs also estimated the pricing for this project with Morgan-Keller as a partner.

Community Center
Capacity: Developed design with BMGM Architects and discussed design and intent with Maryland Historic Trust secured permitting for this project with Washington count, MD. Met with Cascade MD residents and provided a presentation defining the community center and its function in the area.

Safety
Capacity: Helped develop safety plan and video illustrating construction procedures in areas with unexploded ordinance
