The Situation:
Orases Consulting Corporation, an interactive marketing agency, needed to move to a larger space within a short period of time.
Attune’s Role:
Our goal was for the agency to be in its new space as quickly as possible while maintaining the owner’s strict budget.
Attune became involved in the project after the owner’s architectural drawings were near completion. These plans did not include mechanical, electrical, and plumbing drawings and, as a result, the bids Attune sought needed to include design/build services. We sent the project to four construction firms only to find that their bids were more than three times the budget price.
Attune worked directly with the architect to reduce the cost of the design and managed the value engineering to reach the budgeted figure. We coordinated with the property owner for building standards and worked with the broker to complete the purchase’s requirements.
Attune hired a permit expediter to gain the permit within 18 days (a process that typically takes several weeks) and selected Caliber Construction to perform the design/build construction. We represented Orases in every construction meeting, managed any owner-requested changes, and made it possible for the owner to make decisions easily.
We closed out the project by ensuring that that the punch list was complete, the owner had received all owner’s and maintenance manuals, and that he was completely satisfied with his new space.
The Results:
Orases was in its new space within 65 days from the start of construction, and Attune’s management services saved the more than $200K of his original budget.
