As an owner’s representative, our responsibilities include:
- Defining and planning project scope, preliminary scheduling, budget, estimates, and conceptual design;
- Preparing request for proposals (RFPs), prescreening eligible project bidders, and reviewing RFP responses;
- Pre-qualifying contractors and subcontractors;
- Negotiating contracts and developing/maintaining lines of communication with all participants on the design, finance, and construction development of the project;
- Representing the owner’s interests to each of the project participants and providing control and direction of project-related activities;
- Developing and maintaining project-related files by documenting all meetings, transactions, contracts, directions, concerns, correspondence, and activities;
- Overseeing and reporting to the owner on the activities and interaction by the team, including design professionals, lender, consultants, contractor, and suppliers;
- Inspecting construction activities on a regular basis to represent the owner’s interests and to ensure compliance with approved plans, specifications and required general and special conditions;
- Receiving change orders, requests, submittals, recommendations, and correspondence from design professionals, consultants, contractors, subcontractors, suppliers and approving/negotiating/rejecting same as directed by the owner.
